Buying a flat first

A flat can be the right first step for some people. Just go in with the full number: service charges can add hundreds a month on top of the mortgage, they usually rise over time, and they can affect how easily the flat sells later. If you're likely to outgrow it in a few years, remember you'll pay the moving costs — stamp duty, solicitor, fees — all over again to trade up.

Shared ownership works for plenty of buyers. It's worth understanding the full picture, though: you pay rent on the share you don't own, service charges usually apply, and both increasing your share and selling later can be more complex than people expect.
